Purchase - July 2022

In July 2022 I helped my buyer get into a great home in East Denver. He is pretty fresh out of college and new to Denver but wanted to start his real estate investment journey by house hacking. He wanted to buy a newer build, low maintenance property with 3-4 bedrooms, and do a rent by the room house hack strategy. We found a great 2000 build turnkey 4 bedroom home that he has been able to rent 2 of the bedrooms for $800 a month and looking to rent out the master suite for $1100. Once he has the rooms rented out he will only be paying around $1000 a month to grow equity in a great home in Denver! It was awesome to help his plans become reality and I can't wait to see how this purchase accelerates his real estate investment future!

Denver, CO $485,000. $5k Concessions

This was my first deal as an agent. I had completed dozens of transactions as a transaction coordinator & operations manager for a small brokerage, but this was my first time negotiating the deal. This was a personal purchase that became our first House Hack / Airbnb. We got list price and $5k in concessions at the end of 2021 where rates were still low and everything was going over list price. We lived in the front half and airbnbed the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that was separated by a door that we deadbolted. We launched the Airbnb Jan 31, 2022 and it vastly outperformed our goals. The year we house hacked, we maintained a 95%+ occupancy rate and $100+ night average, paying the mortgage for us. Upon having our first child we shut down the airbnb and have since moved out and made this a traditional rental.
