  • I had helped this client buy a rent by the room house hack previously, after getting engaged he and his fiancé were looking for a starter home together and we were able to land this great condo in Littleton. The only 3 bed 2 bath in the complex, this was a great value! We were able to negotiate $10k off the purchase price and $15k in seller concessions to go towards closing costs and escrow for a turnkey clean condo in a great area :)

  • Off market seller finance deal! In theory I knew how to do a seller finance deal, in practice it was a big learning curve! Agents are not legally able to negotiate loan terms, which is half or more of a seller finance deal. I helped my buyers set times to negotiate with the seller directly, and connect my buyers with a real estate attorney that guided them through recommendations, what they would actually be agreeing to, and to ensure that the loan docs reflected what they had verbally agreed to with the seller. On top of this with it being a for sale by owner transaction, I prepared many of the real estate documents for the seller as well. All of the normal parts of a transaction such as price negotiation and inspections were conducted and we were able to help get the buyers some additional concessions. After it was all said and done the buyer walked away with a great property with a below market interest rate. They will have the option to move into the home and house hack, or continue to use it as a rental!

  • We landed an incredible deal for this house hacker/investor client! This is the cheapest duplex to close in Littleton in over 2 years. Needs some love but has great bones! We knew it was a great deal but with bad pictures and being in rough shape we made a quick offer slightly above list price, limited inspection and quick close and included a quick acceptance deadline so we others couldn't see the great deal we were seeing and they accepted! My buyer will live in rehab one unit at a time and there's an unfinished basement that can be turned into another unit. After rehab and adding additional unit my client will be living for free and have this property to be positioned as a great investment! Appraised well over purchase price as well!

  • Accidental Wholesale! I bought this property with a partner and we were planning on flipping it and putting it back on the market. Initially, it had gone under contract after 1 day on the market and we had not been able to check it out. A few weeks later we saw it came back on market, we checked it out and made a quick offer to land it $25k under list price. We closed at $1,275,000 and I put my commission back into the deal. All in after closing/holding costs we were in at about $1,270,000. We were getting vendors lined up a couple days after closing and I got a call... "Hi, we saw that you closed on this property, we were the ones that had it under contract before. We had intentions to buy the neighboring properties and build an apartment complex. One of the neighbors told us they had no intentions of selling soon so we backed out of the deal. After you had it under contract the neighbor came back to us and made us an offer, and we are under contract. Now you guys are the only missing piece, what would you sell it for?" This was a complete surprise out of left field, so I threw out a big number - close to our best case scenario flip profit to see if they would bite. After some back and forth the price came down but they offered us $1,400,000 cash and a quick close. We held our breath to see if any shenanigans would happen during the contract period but everything went smooth and we closed yesterday! This would have been a great flip deal, but it would have been 4-6 months of work and have a degree of risk. My partner has been doing real estate for 15 years and he said this was the easiest deal he's ever done! haha $130k profit in two weeks with no work on our end. I could get used to that!

  • Happy to help my buyer land this single family home that will be an excellent rent by the room house hack. Being able to rent out 4 or the 5 bedrooms should allow him to live for free! Some deals aren't easy! This was the most negotiating and back and forth with a listing agent and seller I've had to do to date. The seller's changed their mind multiple times and tried to renegotiate agreed upon terms of the contract, we had two insurance claims on the home through the process, got quotes from a ton of vendors on needed repairs, and had to get a real estate attorney involved when the listing agent/seller's tried to change terms of the contract that weren't legal. All that said I learned a ton! We got the info and resources my buyer needed to feel comfortable about moving forward and we negotiated to get the buyer max concessions of $17K+ and insurance proceeds that will cover a new roof, siding and gutters. Glad we hit my buyers goals and to get this one closed!

  • This is our newest personal property - we will make our current home a rental/mid term rental and do some renovations on this one. We got this one at a DEEP discount because it had a foul odor of cigarettes or something else. Everything cosmetically needs replaced but systems are good. I negotiated in concessions and was able to keep my commission so I came away with $25K to play with at closing which lowered my closing costs significantly to save for rehab, and afforded me a 2-1 buy down to get some relief from these crazy interest rates in the short term. We were able to negotiate a home warranty, the electric panel, and supply plumbing to be replaced during inspections. Our appraisal came in at $70K more than our purchase price so we know we got a great deal! Once we make renovations to flooring, paint, baths, and kitchens we will have about $200K in equity after only putting $60k of our own cash in for closing costs and renovations! Super excited to get this one closed and ready to move in!

  • Purchased another flip property with an investor partner in Sunnyside/highlands area in Denver! This 4plex was a FSBO property on zillow so we knew we had to act quick before others saw it. We were able get an offer in within a few days of it hitting the market and were able to negotiate the price down a little, and they were in process with an insurance claim for a new roof and they agreed to finish out the claim and get us a new roof after close! Super excited about this one and to do a flip in one of the most popular neighborhoods in Denver!

  • This was a fantastic new build in Thornton. This one was nearing completion, and with the market conditions in the latter half of 2022 builders are slashing prices and making crazy concessions to get properties off their books, especially as they near completed construction. From the original list price the builders had dropped the price already, and we were able to negotiate an additional $35K off the new price resulting in $90K discount from the original list price. We also locked in a 4.5% fixed interest rate that was another promotion the builder was offering and paid for. So excited that my clients got a brand new home for a crazy good price and an insanely better interest rate than anyone else in this market!

  • Helped my client get a great deal on this single family in Denver! This was an open door property. With this company tanking I knew they are trying to get properties off the books. This is a beautiful 3 bed 4 bath newer build that had been severely discounted because open door was desperate to sell. We got under contract for less than list price, got some concessions and had this home appraise for $140K more than we purchased it for! My client has an excellent home to house hack by renting the rooms, and a lot of equity in the property from the start!

  • Great property with some room to add value in Lakewood in the popular Creighton neighborhood. The sellers were motivated and cut the price aggressively resulting in us competing against multiple offers. I helped my buyers understand what it would take to be the winning offer, and we put in an offer just over list price with a rent back period. Through inspections we negotiated aggressively to get a good amount of concessions and have $4K worth of dead trees cut down and hauled away from the property. Happy to help these clients get into a property they are excited about!

  • My client was looking for a small multifamily that he could house hack and add value to. This property had fallen out of contract, the price had only been dropped only very slightly over a long period of days on market, had horrible phone pictures, and a bad listing description, which made perfect conditions to get a good deal. We did some more research and asked the agent to send additional pictures. Both units were 2 beds 1 bath and both had unfinished basements with room to add additional 2 beds, 1 bath to each unit. List price when we offered was $685K, we got under contract at $620K and then got an additional $20K in concessions through inspection negotiations. This property is in a great neighborhood and ARV will be around $900K, and after rehab rents will increase around 80%.

  • This is a duplex a business partner and I are going in on together to flip. This property sat on the market for a while due to it's fixer condition, horrible pictures, and lack of information on the listing. We checked out the property and ran the numbers and knew it would work for us. List price was $700K and we got under contract for $600K and got an additional $5k in concessions during negotiations. We will put in roughly $100K and ARV is $850-900K. This is my first flip. My business partner is an experienced flipper, so I'm excited to learn and grow through the process. So pumped we got a great deal and the numbers look incredible, excited to give an update with the finished product!

  • 2-4 Unit Small Multifamily - This was two duplexes on the same lot in a very popular area of town in Denver (one block over from Tennyson St in Berkeley neighborhood). It was listed as a scrape and develop opportunity with no pictures other than external so it was overlooked by most investors and flippers. I work with investor/flippers that would flip the property do party wall agreements with the city, and resell as individual units. We went under contract at list price and to make the margins work for my buyers we needed to negotiate the price down after going through inspections. I was able to negotiate the sellers down $94K and my buyers had a flip opportunity in an incredible part of town walking distance to restaurants and parks and they should make a 20%+ return when all the dust is settled and they resell.

Purchase - October 2022 - 2-4 Unit Multifamily - Investment

Denver, CO $1,255,000 - $25,000 Concessions

  • I helped an out of state investor land a great, updated triplex in the RINO neighborhood in Denver. With the market slowing down and the sellers listing a little over market value, we got this one $95K under list price and an additional $25,000 in concessions to allow my client to buy down the interest rate. Even in this market we were able to find a multifamily investment that had good cash flow, strong tenants in place already, and it was one of the best cap rates available in Denver. Happy to get another client into a great investment property here in Denver!

Purchase - October 2022 - Condo

Ft Collins, CO $270,000.

  • This was a condo I helped a buyer find in Fort Collins. He was a marine vet, first time home buyer that wanted to utilize his VA loan to stop paying rent and start building equity. His hope would be to buy this home and save up until he can buy the next one and make this a mid term rental or a traditional 12 month rental. We were able to get $20K off the list price and all of our inspection items that we requested and get him a warranty on the property. Great condo with modern finishes, cheaper than what he and his fiancé were paying for rent, super excite to get him into this home and can't wait for the next one!

  • This was my first deal as an agent. I had completed dozens of transactions as a transaction coordinator & operations manager for a small brokerage, but this was my first time negotiating the deal. This was a personal purchase that became our first House Hack / Airbnb. We got list price and $5k in concessions at the end of 2021 where rates were still low and everything was going over list price. We lived in the front half and airbnbed the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that was separated by a door that we deadbolted. We launched the Airbnb Jan 31, 2022 and it vastly outperformed our goals. The year we house hacked, we maintained a 95%+ occupancy rate and $100+ night average, paying the mortgage for us. Upon having our first child we shut down the airbnb and have since moved out and made this a traditional rental.

  • Condo - I helped my client find a condo in Downtown Denver where the HOA would allow STRs. His hope is to Airbnb the property while he works and travels and live there part of the time as his primary residence. We found a great property that was already a successful short term rental where we have great nightly rate and occupancy projections. Depending on how often he will make the space available on Airbnb he will hopefully offset his mortgage completely with airbnb income!

  • Single Family - In July 2022 I helped my buyer get into a great home in East Denver. He is pretty fresh out of college and new to Denver but wanted to start his real estate investment journey by house hacking. He wanted to buy a newer build, low maintenance property with 3-4 bedrooms, and do a rent by the room house hack strategy. We found a great 2000 build turnkey 4 bedroom home that he has been able to rent 2 of the bedrooms for $800 a month and looking to rent out the master suite for $1100. Once he has the rooms rented out he will only be paying around $1000 a month to grow equity in a great home in Denver! It was awesome to help his plans become reality and I can't wait to see how this purchase accelerates his real estate investment future!
