Pricing For Our Services

  • The industry standard for short term rental management is 20-30% of gross income. As we are still a new company, we will charge 15% as we grow our management portfolio. Monthly, we do not make money unless you do, and the better you do the better we do! It is a business partnership. The cleaning fees simply pay our cleaner partners, we do not take anything off the top.

  • Getting The property set up is one of the most involved parts of the process.

    Full Concierge Set Up - $1,000.

    Let us set up everything for you. Upon agreeing to a budget, licensing, furniture, tech hardware, and online creation, we will get it taken care of and send an invoice for all the items and services purchased.

    Hybrid Set Up - $300.

    Maybe this is a vacation home you plan to use throughout the year, and you want to be involved in choosing furnishing and supplies. I supply a list of what you need, and let you run with it. I take care of licensing requirements, make sure we purchase the tech essentials, and create the online listing.

  • Month to month services included in our monthly fee are: Cleanings, online marketing and management, property management and coordination, and guest communications. Maintenance items and repairs, lawn care services, and utilities can be coordinated by R&R and invoiced to the owner.

FAQs

  • There are good tools out there to get an estimate of your potential short term rental income. AirDNA’s income estimator is one of the best. But, like any large investment your property is unique and an actual analysis from someone with experience is your best resource available. Set a meeting with me or fill out my property analysis form, and I would be happy to analyze your property and review it with you free of cost.

  • Knowing what is allowed in your area is half the battle in the short term rental space, especially here in Colorado. Each municipality has unique laws. These can (usually) be found on city websites under the zoning and planning codes and ordinances. If you want to save some time, we have compiled several cities requirements on the short term rental regulations page of the site for your convenience. 😎

  • Like the answer to so many other questions, it depends! The number of bedrooms and bathrooms, size of the home, how many guest you will allow, the quality of furniture and extra amenities you include all impact furnishing cost. Our furnishing calculator is a great place to start, and is a template to give you a near exact cost to furnishing your future short term rental.
